If you happen to have a spare $20,000 lying around, then here is something you may wish to consider… 12% paid every month... and I’ll secure your funds with residential property so that you can sleep at night.
In the previous section, I explained to you why 'WeBuyHouses' looks for private investors such as yourself . . . so here is how it works. You decide 12% sounds pretty good so you agree to lend an amount of money to ‘WeBuyHouses’ for 12 months. Then, you will have the option of renewing for another 12 months and another, and so on... - When you download the Private Loan Agreement you’ll see it’s a 'Private Lenders Agreement' which outlines everything you and I agree to do ....
- You will also read that 'WeBuyHouses' will give you 12% interest every month over the 12-month term and that the interest rate is fixed. For example, we will pay you
$200 per month for every $20,000 loaned to us and you can decide if you wish to renew it.
- Loan Interest is paid electronically each month into your nominated bank account . . . regardless of the current market conditions.

Sounds Good Rick . . . But What Do You Do With My Money?
‘WeBuyHouses' never have enough three bedroom houses in stock to satisfy the demand of qualified people who are eager to own their own home.
Your funds allow us to purchase more houses at even greater discounts and make these available to our pool of approved applicants. As you may be aware, our applicants are mainly families who for one reason or another do not meet the banks and lending institutions guidelines. We need readily available funds so that we can move quickly to purchase heavily discounted houses when they become available.
Once our home buyer has lived in the house for approximately 12-18 months and established a sound repayment record...they will usually refinance with another mainstream lender or renovate the house and sell it, in order to receive their profit and pay us out. When this happens you will elect to either roll-over into another house or have your capital returned. Oh, by the way...even if our buyer is not ready to refinance, you still take your capital back at the end of the 12 months.
How Is My Investment With 'WeBuyHouses' Secured?
We do this in a number of ways:
- We keep the title of the house in our name until our applicants refinance and pay us (and you) out.
- We don’t create more than 80% debt on the property. For example, if a house is worth $300,000 it has no more than $240,000 attached debt.
- Your interest in the property will be secured by a 'Registered Consent Caveat' which is fully explained in our Private Loan Agreement which you can download here for $45 (The $45 is fully refundable with your first investment and you will receive your refund together with your first electronic interest payment).
- You are the only investor in the property as 'WeBuyHouses' only permits one investor per property.
- In case I happen to fall over a balcony during property inspections, I always carry $3 million dollars in life insurance with AMP.
- This is one where I guess you just need to call around, speak to your solicitor, listen to experiences others have had and go on gut feel.
Who Is Responsible For The Property That I've Invested In?
'WeBuyHouses' looks after all matters relating to the houses and all our properties are located in Sydney suburbs. You are simply a passive private lender not an active partner and as such, you can sit back and watch TV or read the newspaper. Regardless of what happens, you will always get your 12% even if the money is sitting idly in our account only earning 4%.
What Happens If I Need My Money Before The 12 Months Expires?
We suggest you don’t commit to this programme for less than 12 months and strongly recommend you are 100% comfortable with this aspect before getting involved, otherwise, it really doesn’t make good business sense for either party. I always suggest people start small because you can always add more later. Yes, I’m sure you could, but I’m happy not to receive everybody’s funds. Most clients have peace of mind knowing that we've been around for 15 years and never missed a payment.

Oh!..Yes, you may place funds with ‘WeBuyHouses’ directly from your self-managed Superannuation as this happens often but speak to your accountant first.
